📐 What Makes Multi-Story Different

Building Classification: Type I-A

Green Manor is a Type I-A construction — the most fire-resistant building type under the California Building Code. All structural members (columns, beams, floor/roof assemblies) must achieve specific fire-resistance ratings measured in hours.

📋 Field Tip: On the Green Manor plans, wall type tags like FR-# indicate fire-rated walls. Always verify the detail reference on sheet I811 before patching or modifying any wall assembly.

High-Rise Threshold (CBC 403)

A building is classified as a High-Rise when occupied floors are more than 55 feet above the lowest level of fire department access. Green Manor at 13 stories far exceeds this. CBC 403 imposes additional requirements on top of all other code chapters:

  • Automatic sprinkler system throughout (NFPA 13) with per-floor water-flow alarm
  • Voice/alarm communication system on every floor
  • Standby power and emergency systems
  • Fire command center on ground floor
  • Pressurized stair enclosures for smoke control
  • Sprayed Fire-Resistant Material (SFRM) on structural steel (CBC 403.2.4)

Reading Stacked Floor Plans

Unlike a single-story building, a high-rise set uses typical floor plans. One sheet may represent floors 2–12 with a note like "TYPICAL FLOOR PLAN - 2ND THROUGH 12TH FLOORS." Exceptions and deviations are called out individually.

Unit Stacking: Units directly above/below share the same footprint. Check structural grid lines to verify unit alignment. The column grid (labeled A, B, C… and 1, 2, 3…) stays constant floor-to-floor.
Unit Numbering: Green Manor uses a 3-digit system: first digit = floor (1xx = 1st floor, 2xx = 2nd floor, etc.). Units 101–110 are ground floor; 201–209 are 2nd floor, etc.

Elevator Cores & Vertical Transportation

The elevator core is the structural and circulation spine of a high-rise. On Green Manor plans, the elevator machine room (EMR) is typically shown on the roof plan or 13th floor. Key elements to identify:

  • Elevator pit — below grade, shown on foundation/basement plan
  • Hoistway walls — fire-rated shaft enclosure (typically 2-hr rated)
  • Machine room — EMR on abbreviation list, requires ventilation and clearances
  • Lobby design — elevator lobbies require specific dimensions and fire ratings at each floor landing
ASME A17.1 (Safety Code for Elevators) governs all elevator work. This is listed in Green Manor's applicable codes on Sheet A0.0.

Egress Stairs in High-Rise Buildings

Every stairwell must be a protected exit enclosure per CBC 1023. For high-rises, stairs must also be pressurized (smoke control system) to prevent smoke infiltration during evacuation. Key reading tips:

Fire Ratings & Wall Types — Green Manor

Green Manor uses a lettered wall type system. The wall legend (Sheets A2.x) defines each type. All plans default to NR-1 (non-rated) unless tagged otherwise:

⚡ Field Alert: When cutting or patching any wall on Green Manor, check the wall tag. FR walls require fire-rated joint compound, tape, and inspection before closing. NR walls do not.

Accessibility & Mobility Units (CBC 11B)

Green Manor's scope specifically converts 15 units to Mobility Units per CBC Chapter 11B. These units require:

  • 60" turning radius clear floor space in all rooms
  • Roll-in shower or accessible tub with grab bars
  • 32" min. clear door width (34" preferred)
  • Lowered counters, accessible switches/outlets at 15"–48" AFF
  • 6 units with additional communication features (101, 109, 110, 203, 206, 207) — visual doorbell, alerting systems

Dimension Reading in Multi-Story Sets

Green Manor uses three dimension styles per the legend:

  • Face of Stud to Face of Stud — structural framing dimension
  • Face of Finish to Face of Finish — finish/clear dimension (what you see in the room)
  • Code Minimum Clear — accessibility-required clearance; contractor adjusts finishes to meet
⚠️ NEVER scale drawings. The Green Manor notes state this explicitly: "Do not scale drawings. All dimensions shall take precedence over scale." Large-scale details override floor plans.

Scope of Work Summary — What You're Building

This is a Tenant Improvement (TI) — not new construction. You are working inside an existing occupied building. The scope includes:

  • Replace finishes in all units and common areas (flooring, paint, cabinets)
  • Upgrade electrical panels in all units and common areas
  • Convert 15 units to CBC 11B Mobility Units (full accessibility remodel)
  • 6 of those 15 units also get communication features
  • Update 13th floor restroom to 11B compliance
  • Add floor drain to 1st floor laundry room
TI vs. New Construction: On TI plans, look for (E) = existing and (N) = new. You must protect existing conditions, maintain occupancy in non-work areas, and coordinate phasing. These symbols appear throughout Green Manor's plans.
